Recently imposed restrictions to daily life have forced us to quickly adopt different ways of working, learning and connecting with each other.

We know that social distancing measures will be in place for the foreseeable future and during this time ARMA has adapted its classroom training courses and will now offer them as live online training.

We are aware during these difficult times that training courses will need to be run to suit our members needs and rather than running a full-day course over one full-day we are running these over consecutive days to allow you to plan your day accordingly around this. A comprehensive one-day course aimed at giving property and development managers, with little or no previous HR experience, the basic tools to effectively manage on-site staff. The HR aspects of managing staff can be complex, but this programme is designed to tell you what you should be doing, or not doing, and when you need to seek expert assistance. A one-day course which is available in classroom taught, or online delivery.


What the course covers:

• Why have staff?

First of all, where does the requirement for staff come from? Is it covered by the terms of the lease? Why do you need them?

• Your options

You don’t just have to employ staff directly, there are other options. We look at direct employment, joint employment and agency staffing and the question of liabilities. We also briefly cover the VAT implications of each, after recent changes to VAT guidance.

• Objectives

What are your staff expected to do? Who do they report to? We cover the importance of properly written job descriptions and gathering in views from residents, freeholders and other stakeholders, on what they are looking for from staff.

• Before you start

Do you have the correct insurances in place? Have you had well-drafted contracts of employment, policies and procedures, not just for covering the employment law angles, but health & safety and other legislative requirements?

• Recruitment

Looking at the options for recruitment, using agencies, recruiting directly, or promoting from within.

• The first 6 months

The probation period is the most important phase of inducting a new employee. Ensuring they are properly trained and that they have clear performance measurements is essential. Start as you mean to go on, with proactive management!

• When things go wrong

Employing staff can be a legal minefield. The course aims to equip you with some basic tools to see warning signs and to head them off. It also covers basic knowledge of investigations, disciplinary and grievance procedure.
